Should sellers cut the price or wait out the Oregon market?
For the seller who wants to test the market

8,302 Oregon listings have already cut their price. That is 46% of the market admitting the first number was wrong.

Nearly half the active market started too high and got corrected. Days on market climbed 7% in a month to a median of 61, and a listing with a cut already on the record is the first thing buyers circle when they go hunting for room to negotiate.

It is not every ZIP, though. Salem is moving at a median 51 days while Bend asks $700,349 and waits 69. Statewide the median list price sits at $569,250, so pricing to the neighborhood on day one beats chasing the market down later.

The listing price and the payment a buyer actually qualifies for are two different numbers, and a licensed mortgage professional is the one who closes that gap before an offer goes in.

The buyers who win this fall aren't the ones waiting on a better rate. They're the ones who already know what they qualify for.

Freddie Mac's weekly survey eased for the week of August 13. Small move, no fireworks, but it's the kind of shift that quietly changes what a buying budget covers between one weekend of showings and the next.

It's not a straight line, though. Bonds spent today arguing with themselves over oil and buyback hopes, so the daily market and the weekly survey can point opposite ways. Anyone under contract from Portland to Bend to the coast should be having the lock conversation now, not the day before closing.

Anyone counting on a number they saw in a headline should run it past a licensed mortgage professional first. Rates move daily and a real quote depends on the file.
