What I keep seeing
The listing is yours. The audience is not.
You take the call. You talk the seller down off the ledge about the price. You pay for the photographer, you stage the living room, you spend a Sunday afternoon standing in an empty kitchen handing out flyers.
Then the listing goes live and the traffic it generates does not go to you. It goes to a portal, where your name sits in small type under three paid lender ads and a buyer's agent who has never set foot in the house. You built the asset. Somebody else rented out the front door.
Nobody is doing anything to you. They just own the software, and you do not.
I am not going to tell you to quit the portals. That would be terrible advice, and you would rightly ignore it. What I will tell you is that the agents I watch pull away from the pack over the next few years are going to be the ones who own something. An app with their name on it. A database they actually talk to. Marketing collateral that does not have somebody else's logo in the corner.
That is a technology problem. Most agents do not have anyone in their corner who can solve technology problems and also knows what a purchase contract actually does to a rate lock. That is the specific gap I sit in, and it is why this page exists.
Why listen to me
Two careers, at the same time, on purpose.
I am a loan officer who learned to write software, not a software person who read a book about mortgages. Both jobs are still current. That matters more than it sounds like it does.
Twenty-one years in origination
I have been through the crash, the refi booms, the rate spikes, TRID, and every disclosure rewrite in between. I have sat across from sellers who owed more than the house was worth and buyers who lost four offers in a row.
Thirteen years building the software
I got tired of waiting for a vendor to build the thing loan officers and agents actually needed, so I started Pre-Approve Me and built it. By hand. Every line. It has been in production for over a decade with real users paying real money for it, which is a very different thing from a demo.
Still originating, on purpose
I still take loans at Renegade Home Mortgage. Not because I have to. Because the day I stop, I start guessing about what this job is like instead of knowing. Every tool I build gets used by me first, on a live file, with a real closing date.
